But before you start installing insulation, it’s essential to prepare the excavation and drainage correctly. Here’s a practical guide to help you plan and execute the work safely and effectively.

Why Insulate the Basement from the Outside?

External basement insulation is the most effective way to protect walls from moisture and temperature changes. By placing insulation on the outside of the wall, you move the temperature difference away from the structure itself, reducing the risk of condensation and mould growth inside. The result is a more stable indoor climate and improved energy efficiency.

However, this method requires digging down along the entire basement wall, which demands careful planning, safety measures, and proper drainage.

Planning and Preparation

Before you start digging, make sure to check the following:

  • Permits and regulations: In most Australian states, small-scale excavation around your own foundation doesn’t require a permit, but always confirm with your local council. If your property is close to a boundary, easement, or stormwater line, you may need approval.

  • Soil conditions: Australian soils vary widely – from sandy coastal soils to reactive clay in inland areas. The soil type affects both drainage design and backfill materials. If in doubt, have a geotechnical specialist assess your site.
  • Safety: Never dig deeper than 1.2 metres without shoring or sloping the sides of the trench. Use proper trench supports and ensure the area is stable to prevent collapse.

How to Carry Out the Excavation

Excavate carefully and in sections of about 2–3 metres at a time to avoid exposing too much of the foundation at once. Dig down to the base of the footing, ensuring the bottom of the trench is level and firm.

Once the wall is exposed, clean it thoroughly. Remove soil, old coatings, and any loose render using a wire brush or pressure washer. Allow the wall to dry completely before proceeding. Repair cracks or holes with a suitable cement-based mortar to create a smooth, watertight surface.

Proper Drainage Is Key

A well-designed drainage system is crucial for keeping your basement dry. It directs excess water away from the foundation and prevents hydrostatic pressure from forcing moisture into the wall.

Here’s how to build an effective drainage system:

  1. Drainage pipe: Lay a perforated PVC or HDPE drainpipe at the bottom of the trench, about 200–300 mm below the basement floor level. Ensure a minimum fall of 1:100 (10 mm per metre) towards the outlet or sump pit.
  2. Gravel layer: Surround the pipe with coarse washed gravel (10–20 mm) to promote water flow.
  3. Filter fabric: Wrap the gravel in a geotextile filter fabric to prevent fine soil particles from clogging the pipe.
  4. Outlet: Connect the drain to a stormwater system, soakwell, or sump pump, depending on site conditions and local regulations.

Always check that the pipe gradient and outlet are correct before backfilling. Poor drainage can cause more problems than it solves.

Waterproofing and Insulation

Once the drainage is in place, waterproof the basement wall before installing insulation. Apply a bitumen-based or polymer-modified waterproof membrane in two coats, ensuring full coverage down to the footing.

Next, install rigid, moisture-resistant insulation boards, such as extruded polystyrene (XPS), which can withstand soil pressure and moisture. Fix the boards directly to the dry, treated wall using compatible adhesive. Make sure joints are tight and continuous.

Finish with a protective layer, such as a dimpled drainage sheet or protective board, to shield the insulation during backfilling. Use free-draining gravel or coarse sand as backfill – avoid heavy clay or topsoil that retains moisture.

Finishing and Final Checks

After backfilling, ensure the ground surface slopes away from the wall to direct rainwater away from the foundation. A slope of 1–2 cm per metre is usually sufficient.

Consider installing an inspection point or access pit so you can check the drainage system in the future. Once everything is complete, you can restore paving, garden beds, or turf – but avoid planting large shrubs or trees close to the wall, as roots can damage the drainage system.

If you’re uncertain about soil conditions, drainage design, or material selection, it’s worth consulting a licensed builder or waterproofing specialist familiar with Australian standards and local conditions.
