In an apartment, things are more complex. You share the building’s structure with other residents, and many changes require approval from the strata committee or body corporate. You can usually only insulate within your own unit – for example, by adding internal wall insulation or improving sound and thermal insulation between rooms.

That doesn’t mean apartment dwellers are without options, but it does require cooperation and planning if the whole building is to benefit from energy upgrades.

Types of Insulation and Technical Differences

In houses, ceiling and roof insulation are the most common and cost-effective measures. Because heat rises, a poorly insulated roof can lead to significant energy loss. Wall insulation, underfloor insulation, and sealing gaps around windows and doors are also typical improvements that can be done without altering the home’s appearance.

In apartments, the focus is often on internal comfort and noise reduction. Common measures include:

  • Insulating internal walls that face external walls to reduce heat transfer and draughts.

Internal insulation must be done carefully to avoid condensation and moisture issues. Using the right vapour barriers and materials suited to the building’s construction is essential.

Ownership and Costs

One of the biggest differences between houses and apartments is who pays for the work. In a house, insulation upgrades are an individual decision and investment. You can choose when and how to do them.

In an apartment, larger projects such as external wall insulation or window replacements usually require a collective decision by the strata committee. While this can take time, the costs are shared among residents, and bulk work can often be more cost-effective.

For many apartment buildings, it’s worth commissioning an energy assessment to identify where improvements will have the greatest impact. This provides a shared basis for decision-making and helps ensure that investments are long-term and sustainable.

Comfort and Energy Savings

Regardless of where you live, insulation isn’t just about saving on energy bills. A well-insulated home is more comfortable year-round – cooler in summer, warmer in winter, and free from draughts and temperature swings.

If you live in an apartment, talk to your strata committee about potential building-wide improvements. At the same time, you can take smaller steps within your own unit – sealing windows, insulating internal walls, and ensuring good ventilation to prevent moisture build-up.

Whether you live in a house or an apartment, insulation is an investment in comfort, energy efficiency, and sustainability. The main difference lies in how much control you have – and how you can work together with others to create a more energy-efficient home.
